The Following are the steps I take to get the home sold
… the “Pro-Active” Approach
- Price your home competitively, to open the market vs. narrowing the market.
- Advise you on any changes or repairs that may need to be made in order to make your property stand out from the competition
- Submit your home to multiple listing services
- Post the listings on several websites
- Over the next seven days, contact my buyer leads and past clients for their referrals and prospective buyers
- Arrange a broker tour
- Develop a feature sheet of your home to assist other agents in marketing your home to potential buyers.
- Email/mail/deliver the feature sheet to the top 50 or more agents in the marketplace, for their potential buyers
- Pre-qualify the prospective buyer
- Prospect to look for potential buyers
- Follow-up on the agents who have shown your home, for their feedback
- Continually update you about any changes in the marketplace
- Keep you aware of various methods of financing that a buyer might want to use
- Represent you in all offer presentations and negotiations to assure that you receive the best possible price and terms
- Follow-up on the contract being accepted with a mortgage company, title company, and all the closing procedures
